Welcome to Kingdom Estates. By accessing or using our website and services, you agree to the following Terms and Conditions. Please read them carefully before engaging with us as a buyer, seller, or investor.

SECTION A ---- SELLING AND BUYERS DISCLAIMERS

General Disclaimer

Kingdom Estates is a real estate solutions company that connects motivated sellers with qualified buyers. We are not licensed real estate agents or brokers. We act as principals in our transactions—either as the purchaser, the seller, or as the holder of an equitable interest that may be assigned to another buyer.

Property Information

All property information presented on this website or provided through communication with Kingdom Estates is believed to be accurate but is not guaranteed. Buyers are strongly encouraged to perform their own independent due diligence, including inspections, title searches, and financial verification, before entering into any agreement.

Buyer Acknowledgment

By submitting information or expressing interest in a property listed by Kingdom Estates, you acknowledge that:

  • You are responsible for verifying all property details and values.

  • You have the financial capability to complete the purchase.

  • You understand that properties are under contract and available for assignment unless for sale by Kingdom Estates itself.

  • You agree that Kingdom Estates makes no guarantees as to profit, condition, or future value of any property. 

  • It is your responsibility to provide us with your buyers formula but all listed contracts will provide the formula we used to get the ARV.  

Seller Acknowledgment 

By submitting your property information to Kingdom Estates, you authorize us to evaluate your property and, at our discretion, market or assign our interest in your property to potential buyers. You understand that:

  • Kingdom Estates may purchase properties directly or assign contracts to third parties for profit.

  • No agency relationship is created between you and Kingdom Estates.

  • You are free to accept or decline any offer presented to you.

Limitation of Liability 

Kingdom Estates, its owners, partners, and affiliates shall not be held liable for any damages, losses, or expenses (direct or indirect) arising from your use of this website, any communications, or any transactions related to our services.

No Guarantees

We do not guarantee that any property will close, sell, or perform as expected. All investments carry risk. Buyers and sellers assume full responsibility for their decisions.

Privacy & Communication

By submitting any form or contacting Kingdom Estates through our website, you consent to receive communications (emails, calls, texts) regarding real estate opportunities, updates, or services. You may opt out at any time.

Governing Law 

These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Maryland, without regard to its conflict of law principles. 

SECTION B — GENERAL POLICIES (Applies to Decor/Cleaning Services)

1. Payments & Deposits

  • Payments may be made via Zelle, Apple Pay, credit/debit, or cash.

  • Final payment is due once the service is completed, unless another arrangement is made in writing.

  • Failure to pay may result in services being paused, cancelled, or legal action taken.

  • All payments are non-refundable, unless the issue is caused directly by Kingdom Estates.

2. Integrity, Honesty & Pre-Existing Conditions

Kingdom Estates operates as a faith-based, integrity-driven Christian business, and we do not apologize for that.

We ask that clients also operate with honesty and integrity. Clients must:

  • Inform us of any pre-existing damages (ex: fragile sinks, loose handles, unstable shelves, cracked walls, loose fixtures).

  • Understand that Kingdom Estates is not responsible for damage caused by items that were already fragile, worn out, or structurally compromised.

  • Acknowledge that undisclosed pre-existing damage is the responsibility of the client.

3. Client Responsibilities

Clients agree to:

  • Provide accurate details during booking.

  • Communicate clearly what services they want.

  • Understand we provide exactly what was discussed during consultation.

    • If the client requests additional tasks not originally discussed or approved, additional charges will apply.

  • Secure pets before arrival.

    • If pets are not secured, cleaning/decor will not begin until they are put away.

  • Maintain safe, accessible workspaces.

  • Be present or reachable during service if needed.

4. Property Access & Lockout Policy 

  • The grace period for arrival is 15 minutes.

  • After 15 minutes of being unable to access the property:

    • A $25 lockout fee is charged, and

    • The service will be cancelled, and

    • The deposit is automatically forfeited.

5. Photography Consent

  • Photos will be taken before, during, and after service to protect both parties legally.

  • These photos will NOT be displayed publicly or used in portfolio materials if the client opts out.

  • Portfolio use (for marketing, website, etc.) requires client consent before the planning window or before cleaning begins.

6. Services We Do Not Provide

The following are not offered under any circumstances:

  • Mold removal

  • Outdoor cleaning (power wash, grass cutting, snow removal, etc.)

  • Infestation cleanup (roaches, bed bugs, rodents, etc.)

  • Biohazard cleanup (blood, feces, urine, needles, etc.)

Bathrooms are the ONLY exception, basic sanitary cleaning is allowed.

7. Referral Discount

Clients who refer a friend that books a cleaning service receive 25% off their next cleaning appointment.

  • Discount is applied after the referred client has completed their cleaning and paid in full.

SECTION C — DECOR SERVICES TERMS & CONDITIONS

1. Decor Deposit

  • Consultations are mandatory and require a non-refundable $50 unless otherwise written. (Deposit goes towards service if client decides to proceed)

  • A $200 non-refundable deposit is required after signing the contract.

  • No planning, sourcing, or designing begins until the deposit is paid.

2. Planning Window & Access

During the planning stage, Kingdom Estates requires:

  • Access to the space

  • Photos and measurements

  • Approval of theme, color palette, and design plan

  • Prompt responses to avoid delays

3. Space Preparation

  • The space must be cleared out before decorating unless:

    • Cleaning/trashing services are added, or

    • It was agreed that existing décor will be worked around.

4. Decor Ordering, Returns & Changes

  • Once decor items are purchased and delivered, they belong to the client.

  • If client changes their mind after items are purchased:

    • A $75 service fee applies for returns/exchanges if handled by Kingdom Estates.

    • Client is responsible for all supplier fees (shipping, restocking, etc.)

5. Decor Adjustments

Extra charges may apply for:

  • Additional décor beyond the original plan

  • Last-minute changes

  • Custom builds or material upgrades

  • Excessive clutter that delays setup

6. Decor Completion

  • A walkthrough may be done after setup to confirm client satisfaction.

  • Once approved, the job is considered complete. 

  • Any additional requests afterward are billed separately. 

7. Decor Satisfaction & Redecorating Policy

If, in the event, the client is unsatisfied, Kingdom Estates will do its best to ensure satisfaction.
We offer one complimentary redecorating session, under the following conditions:

  • The redesign must use the same accessories, décor pieces, and furniture that were originally purchased or provided.

  • Any request that requires:

    • New décor items,

    • Additional furniture,

    • A complete redesign,

    • New purchases,
      will result in additional charges based on the new budget, materials needed, and additional labor.

The complimentary redesign applies only to adjustments within the original design plan, not full replacements or new themes.

SECTION D — CLEANING SERVICES TERMS & CONDITIONS

 

1. Cleaning Deposit & Hourly Rate

  • A $75 non-refundable deposit is required at booking.

  • This deposit covers the first hour of cleaning.

  • Cleaning appointments are based around 5 hours = $375 total.

  • Cleaning time may be more or less, and pricing adjusts accordingly.

  • Cleaning is charged at $75/hour.

  • Excessive clutter or deep-clean conditions may extend the time but do not add extra fees beyond the hourly rate.

2. Mandatory Consultation (After Every Booking)

After booking, every client will receive a consultation call or message to discuss:

  • What needs to be cleaned

  • Estimated time needed

  • Any special instructions

  • Pre-existing damage the client must disclose

  • Service boundaries

No service begins without this consultation.

3. Safety, Pets & Valuables

  • Pets must be put away before service starts.

  • Breakable or valuable items should be put away.

  • Kingdom Estates is not responsible for damage to items that were left out or already unstable.

4. 24-Hour Fix Policy

  • If a client is unhappy with cleaning, they must contact us within 24 hours.

  • We will return to correct the issue for free.

  • No refunds are offered once the cleaning is complete.

5. Cleaning Scope Limitations

We will NOT:

  • Move heavy furniture

  • Move appliances

  • Clean mold or infestations

  • Clean hazardous materials

  • Perform outdoor cleaning 

6. Completion of Cleaning Service

  • Once the job is done and payment is made, the appointment is closed.

  • Additional tasks requested afterward are billed separately.

By booking with Kingdom Estates, you confirm that you have read, understood, and agree to the Kingdom Estates Terms & Conditions for the service you selected. All deposits are non-refundable, and booking a service indicates full consent to these policies.
